Perimeter Drainage in Victoria, BC

Water is the biggest threat to a foundation. When the drain around your house is missing, clogged or broken, groundwater sits against the walls and finds its way in, showing up as damp basement walls, musty smells, efflorescence or water on the floor after a heavy rain. Cool Construction Ltd installs and replaces perimeter drainage for homes and businesses across Greater Victoria, including Victoria, Oak Bay, Saanich, Esquimalt, View Royal, Langford and Sidney.

We do the excavation, drainage and backfill as one project, and our team includes a Level 3 Red Seal carpenter, so if you plan to finish the basement or build a suite afterwards, the same team can carry the work through. You get one point of contact from the first site visit to the final walkthrough.

What we do in a perimeter drainage project

Every property is different, but most drainage projects include some combination of the following:

• Excavating around the foundation to expose the footings and the existing drain

• Removing old, crushed or root-blocked drain tile

• Installing new perforated perimeter drain pipe with drain rock and filter fabric

• Cleanouts so the system can be inspected and flushed in future

• Connecting the drain to an approved outlet, as required by your municipality

• Cleaning and damp proofing the exposed foundation walls, and adding drainage membrane where specified

• Backfilling, compacting and regrading so surface water runs away from the house

• New drainage installed around new builds and additions

If you are planning a basement suite or lower level renovation, we can schedule the drainage first so the finished space stays dry.

Our perimeter drainage process

1. Free site visit. We look at the signs of water, the grading, the downspouts and the condition of the foundation, and talk through what you are seeing. No pressure and no obligation.

2. Assessment and scope. Where the existing drain can be inspected, we recommend a camera inspection to see its condition before any digging. We then put together a written scope and a clear estimate.

3. Permits and locates. Where the work needs a permit, we help coordinate it with your municipality. Buried utilities are located and marked before any digging starts.

4. Excavation. We protect landscaping where we can, then excavate around the foundation in sections down to the footings.

5. Drain and foundation work. Old drain tile is removed, the foundation is cleaned and protected, and the new drain, rock, fabric and cleanouts are installed and connected to the outlet, followed by any required inspection.

6. Backfill and grading. We backfill, compact and grade the soil away from the house so surface water is directed away from the foundation.

7. Final walkthrough. We walk the site with you, show you the cleanouts and make sure everything is left clean and tidy.

How long does a perimeter drainage project take?

The time on site depends on the size of the house, how deep the footings are, how much of the perimeter needs work, access for equipment, and the weather. Decks, patios, stairs and landscaping close to the house can also affect the work. Your written estimate includes a project specific schedule.

How much does perimeter drainage cost in Victoria?

Costs depend on the length of the perimeter, the depth of the foundation, the soil and access on your lot, whether the work is done by machine or partly by hand, and what has to be removed and put back, such as walkways, patios or landscaping. The best way to get a real number is a free on site visit, followed by a written estimate for your property.

Perimeter drainage notes for Victoria homes

Older drain tile. Many older homes in Victoria, Oak Bay and Saanich were built with clay or concrete drain tile. Over time these pipes can crack, shift, fill with silt or be blocked by roots, and the drain stops doing its job.

Wet winters. Greater Victoria gets most of its rain from fall through spring. Problems that are hidden in summer often show up in a basement after the first heavy rains of the season.

Outlets and connections. Where a perimeter drain is allowed to discharge depends on your municipality and your property. The City of Victoria, Saanich, Oak Bay, Esquimalt, View Royal, Langford and Sidney each set their own rules, and we confirm what applies to your address before work starts.

Grading and downspouts. A new drain works best together with good grading and downspouts that carry roof water away from the house. We look at the whole picture during the site visit.

Before you finish a basement. Finishing a lower level without solving water problems first is an expensive mistake. If you are planning a suite or basement renovation, start with the drainage.

Perimeter drainage FAQs

What is perimeter drainage?

A perimeter drain is a perforated pipe laid in drain rock around the outside of your foundation, at footing level. It collects groundwater before it builds up against the walls and carries it away to an approved outlet.

How do I know if my perimeter drain is failing?

Common signs include damp or stained basement walls, water on the basement floor after heavy rain, musty smells, white mineral deposits on concrete, and water pooling against the house. A site visit and, where possible, a camera inspection of the existing drain help confirm the cause.

Can a perimeter drain be cleaned instead of replaced?

Sometimes. If the pipe is intact and only partly blocked, flushing it may help. If it is broken, collapsed or full of roots, replacement is usually the lasting fix. We tell you what we find before recommending either option.

Do I need a permit for perimeter drainage?

It depends on your municipality and the scope of the work, including where the drain connects. We confirm the requirements for your address before work starts.

Should I fix drainage before finishing my basement?

Yes. Solving water problems first protects your new finishes. We also build basement suites, so the drainage and the finishing can be planned together.

Which areas do you serve?

All of Greater Victoria, including Victoria, Oak Bay, Saanich, Esquimalt, View Royal, Langford, Sidney and nearby communities.
