Bathroom Renovations in Victoria, BC
A bathroom renovation is one of the most practical upgrades you can make. It is a small room with a lot going on: water, ventilation, tile, plumbing and electrical all in a few square metres. Done right, it lasts for decades. Done poorly, it leaks into the walls and floors below. Cool Construction Ltd remodels bathrooms across Greater Victoria, from main bathrooms in Saanich family homes to ensuites in Oak Bay and compact condo bathrooms in James Bay and downtown.
Our team includes a Level 3 Red Seal carpenter, and we take care of the full job: demolition, framing, plumbing and electrical coordination, waterproofing, tile and finishing. You get one point of contact and a clear plan from start to finish.

Our bathroom remodel process
1. Free consultation. We look at the space, check what is behind the obvious, and talk through how you use the room, your must haves and your budget range.
2. Written scope and estimate. You get a clear estimate that lists what is included, from demolition to final caulking, so there are no surprises.
3. Selections. We help you choose tile, fixtures, vanity and lighting, and confirm lead times so the job is not held up waiting for a shower valve.
4. Permits and protection. If plumbing is moving or new circuits are added, we coordinate the required permits. We protect floors and close off the work area to keep dust contained.
5. Demolition and repairs. We remove the old bathroom down to the studs where needed and fix any rot, water damage or framing issues before anything new goes in.
6. Rough in, waterproofing and tile. Plumbing and electrical rough in are completed and inspected where required, then we install the waterproofing system and tile.
7. Fixtures, finishing and walkthrough. Vanity, toilet, glass, trim and accessories go in. We walk the finished room with you and make sure everything works.
How long does a bathroom renovation take?
How long a bathroom renovation takes depends on the scope of the work and when materials are on hand. A straightforward update with the same layout is at the shorter end. Moving plumbing, building a custom tiled shower, fixing hidden water damage or waiting on special order items adds time. If it is your only bathroom, tell us early and we will plan the schedule around keeping a working toilet as long as possible. Your written estimate includes a project specific schedule.
How much does a bathroom renovation cost in Victoria?
Every bathroom is different. In general, bathroom projects fall into three levels:
• Powder room or small cosmetic update
• Full main bathroom renovation in the same layout
• Ensuite or larger remodel with layout changes, a custom tiled shower and premium finishes
The biggest cost drivers are moving plumbing, tile area and complexity, custom glass, and what we find once the old finishes come off. A free on site visit and written estimate give you a real number for your home.
Bathroom renovation notes for Victoria homes
Moisture is the enemy. Victoria's damp winters make good ventilation essential. We install exhaust fans that are ducted to the outside, not into the attic, and sized for the room, which helps protect paint, drywall and framing from mould.
Waterproofing behind the tile. Tile and grout are not waterproof on their own. We use a waterproof membrane system in showers and wet areas so water stays out of the walls and floors.
Older homes. Bathrooms in older Fernwood, Fairfield, Oak Bay and James Bay houses often hide old cast iron or galvanized drains, uneven floors and previous patch jobs. We plan for these and explain options before work continues. Homes built before 1990 can contain asbestos in materials such as drywall compound, plaster or flooring, and BC safety rules require a hazardous materials survey before renovation work in these homes.
Permits and municipalities. Plumbing and electrical changes usually need permits. The City of Victoria, Saanich, Oak Bay, Esquimalt, View Royal, Langford and Sidney each manage their own permits and inspections, and we coordinate what applies to your address.
Condos and strata. Condo bathrooms need strata approval for most work, and stratas often have rules about water shut offs, work hours and waterproofing. We work within your strata's bylaws.
Aging in place. Many Victoria homeowners plan for the long term. A low threshold shower, blocking for future grab bars and good lighting can be added now for little extra cost.
