What we do in a kitchen renovation

Every kitchen is different, but most of our projects include some combination of the following:

• Layout changes, including moving or removing walls (with engineering where a wall is structural)

• Custom and semi-custom cabinetry, islands and pantry storage

• Quartz, stone and solid surface countertops

• Tile backsplashes and durable flooring such as engineered hardwood or porcelain tile

• Plumbing changes for sinks, dishwashers, pot fillers and island prep sinks

• Electrical upgrades, new circuits, under cabinet and pot lighting, and panel upgrades where needed

• Range hood venting, integrated or panel ready appliances, and finishing trim

If you are also planning flooring, a bathroom or a lower level suite, we can phase the work so the house is disrupted once instead of several times.

Our kitchen renovation process

1. Free consultation. We visit your home, look at the space, talk through how you use the kitchen and discuss your budget range. No pressure and no obligation.

2. Scope and estimate. We put together a written scope and a clear estimate so you know what is included before anything starts. If plans or engineering are needed, we tell you up front.

3. Design and selections. We help you finalize the layout, cabinets, counters, fixtures and finishes, and confirm lead times so materials arrive before the trades need them.

4. Permits and scheduling. Where the work needs a building, plumbing or electrical permit, we prepare and coordinate the applications with your municipality and set a realistic schedule.

5. Demolition and rough in. We protect the rest of your home, remove the old kitchen, and complete framing, plumbing and electrical rough in, followed by any required inspections.

6. Build and install. Drywall, flooring, cabinets, counters, backsplash, fixtures and appliances go in, with our carpenters handling the fit and finish.

7. Final walkthrough. We walk the finished kitchen with you, deal with any touch ups, and make sure everything works as it should.

How long does a kitchen renovation take?

The time on site depends on the scope of the work and how quickly materials and cabinetry can be delivered. A cosmetic refresh that keeps the existing layout can be faster. Full layout changes, structural work or custom cabinetry with long lead times take longer. Design, selections and any permit review happen before construction and add time up front, so it pays to start planning early. Your written estimate includes a project specific schedule.

How much does a kitchen renovation cost in Victoria?

Costs depend on the size of the kitchen, whether the layout changes, the cabinetry and counters you choose, and what we find behind the walls. In general, the main levels of kitchen project are:

• Cosmetic refresh: new counters, backsplash, fixtures and paint, keeping the existing layout

• Full renovation in the same footprint: new cabinets, counters, flooring and lighting

• Major renovation: layout changes, wall removal or high end custom work

The best way to get a real number is a free on site estimate, followed by a written estimate for your project. We will walk you through where the money goes and where there is room to save.

Kitchen renovation notes for Victoria homes

Older homes need a careful look. Many houses in Fairfield, James Bay, Oak Bay and Fernwood were built long before modern codes. Opening walls can reveal outdated wiring, old galvanized plumbing or framing that was changed by past owners. We build a contingency into the plan and tell you what we find before we proceed.

Hazardous materials. Homes built before 1990 can contain asbestos in drywall compound, plaster, flooring or vermiculite insulation. BC safety rules require a hazardous materials survey before renovation or demolition work in these homes, and we plan for testing and safe removal where needed.

Permits. Moving plumbing, changing structure or adding circuits usually needs permits. The City of Victoria, Saanich, Oak Bay, Esquimalt, View Royal, Langford and Sidney each run their own permit and inspection process, and electrical or gas work must be permitted and done by qualified trades. We help you understand what applies to your address.

Electrical capacity. Switching to induction cooking, adding an electric vehicle charger at the same time or planning a heat pump can push an older panel to its limit. We check panel capacity early so there are no surprises mid project.

Condos and strata. For condo kitchens downtown or in James Bay, your strata will usually need to approve the work and may set rules on hours, elevator use and flooring underlay. We work within those rules.

Kitchen renovation FAQs

Do I need a permit for a kitchen renovation in Victoria?

Replacing cabinets and counters in the same layout often does not need a building permit, but moving plumbing, changing walls or adding electrical circuits usually does. Requirements vary by municipality, and we confirm them for your address before work starts.

Can we live at home during the renovation?

Most clients do. We set up dust protection and can help you plan a temporary kitchen with a fridge, microwave and a sink nearby. Expect to be without a full kitchen for part of the project, and we will tell you when to plan for it.

Do you help with design?

Yes. We help with layout, cabinet and finish selections, and we can work with your designer or kitchen supplier if you already have one.
